Exposure Is the Whole Story in Welgemoed

Welgemoed sits on the Tygerberg slopes at around 310 metres, which makes it the highest residential suburb in Cape Town. The views are the reason people buy there and the reason paint fails faster than it does down on the flats. More altitude means more wind, less shelter, and more hours of unfiltered sun on north and west-facing walls.

The practical effect is uneven wear around a single house. We routinely find the south and east elevations of a Welgemoed home in good order at year six while the west wall is chalking and two shades lighter. That is normal, and it changes how you should budget: a partial repaint of the exposed elevations at year four or five, with the full house every seven or eight, often costs less over a decade than repainting everything each time the sunny side gives up.

Be wary of a quote that prices a Welgemoed exterior at the same rate as a flat site in Bellville. Access on a sloping plot genuinely costs more, and a contractor who has not allowed for it will either cut corners on preparation or come back mid-job asking for more.

Best Time of Year to Paint in Welgemoed

Wind is the deciding factor up here, more than rain or heat. The south-easter that funnels over the Tygerberg between November and February makes high exterior work slow and messy, and spray application is often simply not viable on an exposed elevation.

That pushes the ideal window to either side of midsummer. Late February through April is the strongest stretch: dry, warm enough to cure properly, and calm enough to work at height. Early October is the next best option if you can book before the spring rush fills up.

  • Avoid mid-November to early February for high or spray work. Grit carried on the wind embeds in wet paint and you cannot sand it out afterwards
  • Winter, May to August, is off the table for exteriors. Welgemoed catches more cloud and mist than the flats below, so walls stay damp longer even between rain events
  • In summer, surface temperature is the constraint, not air temperature. A west wall at 3pm can sit above 50°C, well past the point where acrylic can wet the surface properly
  • Work the west and north elevations before 11am, and the south and east after lunch. On an exposed site this is not optional if you want an even film
  • Interiors are fine year-round and are a sensible winter job while you wait for the exterior window to open

Which Paint to Use on Welgemoed Homes

This is one of the few areas in the Northern Suburbs where the top-tier exterior products are clearly worth the extra. Plascon Micatex on textured walls and Dulux Weatherguard on smooth plaster both use pigment systems that hold colour far longer under sustained UV. On a fully exposed Welgemoed elevation, the gap between a premium product and a contractor-grade one shows up within three years.

Colour is the other lever, and it is free. A mid-tone with a light reflectance value above roughly 40 will run cooler, fade less visibly and last noticeably longer than a charcoal or deep navy on the same wall. If you want a dark facade, put it on the sheltered elevations and keep the sun-facing walls lighter.

  • Exposed north and west walls: premium acrylic with inorganic UV-stable pigments. Ask for the guarantee in writing, and check whether it covers fade or only film failure – they are not the same thing
  • Chalked walls before recoating: wash, then a solvent-based bonding liquid. On a wind-exposed wall a stabilising primer is doing real structural work, not just adding a step
  • Retaining and boundary walls: these take splash and ground moisture, so use a breathable exterior acrylic over a plaster primer rather than anything film-heavy that traps water
  • Timber decks, pergolas and balustrades: a penetrating oil or sealer, recoated annually on the exposed side. Film-forming varnish will not survive up here
  • Steel balustrades and railings: rust-converting primer then an enamel or a direct-to-metal coating. Wind-driven moisture finds every unprotected weld
  • Interiors: a washable low-sheen throughout, and consider a slightly warmer white than you would use lower down, because the strong light up here reads cool whites as grey

Why does the paint fade faster on one side of my Welgemoed house?
Because that side is taking far more UV. North and west-facing walls at this altitude get sustained direct sun with very little shelter, and the pigment breaks down first.
