Free-Standing Homes and Complexes Are Different Jobs
Eversdal has a heavy concentration of sectional title townhouse complexes alongside its free-standing homes, and the two need completely different approaches. A single house is one client, one decision and one schedule. A complex is a body corporate, a reserve fund, a maintenance plan and thirty households who all need to know when their patio will be inaccessible.
The cost structure differs too. On a complex, per-unit pricing drops well below what the same wall area would cost on a standalone house, because the crew sets up once, buys paint in bulk and works continuously without travelling. The trade-off is that complexes almost always have deferred maintenance – cracked plaster on the shaded elevations, failed sealant at the parapets, gutters that have not been looked at in a decade – and that has to be priced honestly rather than painted over.
Eversdal Painting Prices
Below are our working ranges for both residential and complex work in Eversdal. Complex rates assume continuous access and a single mobilisation; splitting a job into separate phases months apart raises the per-unit cost.

| Exterior walls, complex work, 2 coats | per m² | R60 – R105 |
| Exterior walls, single residence, 2 coats | per m² | R70 – R120 |
| Interior walls, 2 coats | per m² | R55 – R95 |
| Common areas, stairwells and passages | per m² | R65 – R110 |
| Sealant replacement at joints and parapets | per running metre | R120 – R260 |
| Garage doors, sand and recoat | each | R900 – R2 200 |
| Townhouse exterior, per unit | per unit | R14 000 – R30 000 |
| Two-bedroom townhouse, full interior | whole job | R12 000 – R24 000 |

| 3-bedroom house, full interior | whole job | R18 000 – R36 000 |
Materials and labour included, VAT separate. Complex quotes include a written phasing schedule and a repairs schedule priced line by line.
For trustees: insist that repairs are quoted as a separate schedule from the painting. Bundling them into one figure makes it impossible to compare tenders, and it is the easiest place for a contractor to build in margin you cannot see.
Best Time of Year to Paint in Eversdal
For a single home, the usual Northern Suburbs rule applies: exteriors between October and April, with late summer and early autumn the most reliable. Interiors any time.
Complexes need more planning than that. A thirty-unit exterior can run six to ten weeks, which means the whole job has to sit inside the dry season with margin at both ends. Starting a complex in March is cutting it fine; starting in October gives you room if the schedule slips or the repairs schedule grows once the scaffolding goes up.
- Complex exteriors should start in September or October. That leaves the full summer as buffer before the first winter fronts
- Body corporate approval and tender comparison usually take six to twelve weeks. Work backwards from an October start when you plan the AGM agenda
- Single homes: February to April gives the calmest, driest working conditions of the year in Eversdal
- Winter, May to August, is interior season. It is a good time for complexes to do stairwells and common passages
- Give residents at least a week of notice per phase. Patios, washing lines and parking are the three things that generate complaints
Which Paint to Use on Eversdal Homes and Complexes
On complexes, the temptation is always to spec down to contractor-grade paint to protect the reserve fund. It is a false saving. A mid-range exterior acrylic on a complex will need redoing in four or five years, and the mobilisation and access costs – which are the same either way – get paid twice. A premium product such as Dulux Weatherguard or Plascon Wall & All stretches that to seven or eight.
For free-standing Eversdal homes the same logic holds, just at a smaller scale. Where you can reasonably economise is on interior walls in low-traffic rooms; where you should not is on any exterior surface, any stairwell, and anything that requires scaffolding to reach.
- Complex exteriors: a premium acrylic in matt, with the colour recorded in the maintenance file so patch repairs match later
- Common stairwells and passages: a scrubbable low-sheen. These take constant hand and bag contact and matt finishes there are a maintenance headache
- Parapets and roof-wall junctions: replace failed sealant before painting. This is where almost all complex water ingress starts, and paint will not bridge a failed joint
- Garage and roller doors: an appropriate metal or timber system depending on the door, with a rust-converting primer on any steel that has started
- Interior walls in townhouses: a washable low-sheen such as Plascon Double Velvet, which survives cleaning between tenants in the many Eversdal units that are let
- Timber balustrades and pergolas: penetrating sealer rather than varnish, recoated on a set cycle instead of waiting for failure
