Kenridge Roofs Are Usually the First Thing to Go
Most of Kenridge went up between the mid-1970s and the late 1980s, and the standard build was plastered walls with a concrete tile roof. Those tiles are still structurally fine forty years on, but the factory colour has long since gone, and what is left is a porous grey surface that holds lichen, moss and dirt. A roof quote that is a single number with no mention of washing, priming or ridge condition is a red flag. Roof coating over unwashed lichen is one of the most common failures we are called out to fix in Kenridge, and it usually surfaces within a year and a half.
Best Time of Year to Paint in Kenridge
Roof work is more weather-sensitive than wall work, and it should be booked early in the dry season rather than late. October and November are ideal in Kenridge. Which Roof and Wall Coatings to Use in Kenridge
For concrete tile, use a roof-specific acrylic rather than an exterior wall paint. Roof coatings are formulated for foot traffic, thermal movement and standing water in a way wall paint is not. - Fascia boards and barge boards: usually fibre cement on Kenridge homes. Prime the cut edges properly, because that is where moisture gets in and lifts the paint
- Exterior walls: a premium acrylic in matt. On a house with a freshly coated roof, tired walls become very obvious, so plan the sequence if you are staging the work
