Older Parow Homes and the Damp Question

Much of Parow was built between the 1940s and the 1960s, and that generation of construction brings a specific set of problems. Damp proof courses were either not installed or have long since failed, plaster is sand-cement over solid brick rather than cavity walls, and decades of successive PVA layers have built up into a film that no longer lets the wall breathe. The result is the tide mark of rising damp along interior skirtings that we see on a large share of Parow quote visits.

The important thing to understand is that damp is not a painting problem. It is a building problem that shows up as a painting problem. Sealing it under a damp-proof coating without diagnosing the source will push the moisture higher up the wall or across to the next room. Rising damp, penetrating damp from a failed gutter, and condensation from poor ventilation all look similar to a homeowner and need completely different fixes.

If a contractor offers to paint over a damp patch with a sealer and no investigation, get a second opinion. It will look fine for one summer and blister through the following winter, and you will have paid for the painting twice on top of still having the damp.

Best Time of Year to Paint in Parow

For older solid-wall homes the seasonal rule is stricter than usual. Exterior painting between October and April only, and ideally February to April. Solid brick walls with failed damp proofing hold winter moisture for a long time after the rain stops, and coating over that moisture is how you guarantee blistering.

There is one useful exception to the general rule that winter is dead season: winter is the best time to diagnose damp. Problems that are invisible in February are obvious in July. If you suspect damp, get it looked at during the wet months, plan the repair, and then paint in the following summer.

  • Diagnose damp in winter, repair it in spring, paint in summer. Trying to do all three in one dry week is how the problem comes back
  • After a hacked-off wall is re-plastered, allow the full 28 day cure before priming. Rushing this on a damp-affected wall wastes the entire repair
  • May to August: no exterior work on older Parow plaster. Solid walls need days of dry weather to release moisture, not hours
  • February to April is the best exterior window. The ground has dried out, the walls have released their winter moisture, and the heat has come off
  • Interiors are workable year-round, but ventilate properly in winter – poorly ventilated rooms are also where condensation damp starts

Which Paint to Use on Older Parow Homes

Breathability is the priority on solid-wall Parow homes. A vapour-permeable exterior acrylic lets residual moisture escape through the wall; a heavy, impermeable coating traps it and blows off in sheets. This is why the well-intentioned decision to apply a thick waterproofing membrane to an older exterior so often makes matters worse rather than better.

Chalking is the other constant. Decades of old PVA on a Parow exterior will come off on your hand, and nothing will bond to it. The wall needs washing and then a bonding liquid or stabilising primer before any topcoat. Where the build-up is thick and flaking, it has to be scraped back to sound material first – that is the R60 to R130 per square metre line on the quote, and it is not optional.

  • Chalking exteriors: wash, scrape back anything loose, then a solvent-based bonding liquid such as Plascon Bonding Liquid before the topcoat
  • Solid walls generally: a breathable exterior acrylic. Avoid thick waterproofing membranes on walls unless a specialist has specifically recommended one
  • Interior damp-affected walls after repair: an appropriate damp-resistant system such as Plascon Damp Seal, applied only once the source has actually been fixed
  • Newly re-plastered areas: 28 days cure, then an alkali-resistant plaster primer. New plaster is highly alkaline and will burn through paint applied too early
  • Steel window frames, common in this era of house: rust converter on bare spots, then enamel. Painting over active rust is a guaranteed callback
  • Interior walls: a washable low-sheen, which also makes it easier to spot and wipe early condensation marks before they become mould

Can you just paint over damp in an old Parow house?
No. It will blister through the next winter. Damp has to be diagnosed first, because rising damp, penetrating damp from a failed gutter or downpipe, and condensation each need a different repair. Painting over it treats the symptom and hides the cause.

How do I know if it is rising damp or condensation?
Rising damp shows as a tide mark from the skirting upward, usually with salt deposits, and it does not go away in summer. Condensation appears on cold surfaces and in corners, is worse in winter and in unventilated rooms, and often comes with black mould. A moisture meter reading settles it.
Why does my paint keep peeling off the outside wall?
On older Parow homes it is nearly always chalking. The old PVA underneath has broken down into a powder, and new paint bonds to that powder rather than to the wall. It has to be washed and stabilised with a bonding liquid, or scraped back to sound material.
