Occupied Buildings Change How the Job Runs
Tyger Valley is denser and more commercial than the suburbs around it – apartment blocks, office parks and retail space rather than free-standing houses with gardens. The painting itself is not technically harder, but the constraints are completely different. You are working around tenants, trading hours, lift access, parking bays and, in retail, customers who cannot be walking past open paint trays.
That drives two decisions. The first is product: everything indoors should be a low-odour water-based system so the space is usable the same evening, which rules out traditional solvent-based enamel on doors and frames. The second is sequencing: apartments and offices get done room by room or floor by floor so occupants always have somewhere to be, rather than the whole unit being stripped at once.

Materials and labour included, VAT separate. Building access permits, lift booking and after-hours security are the client's responsibility unless stated.
For rented units, get the paint colour and product recorded somewhere permanent. Apartment blocks turn over tenants regularly, and being able to touch up in the exact same product and sheen – rather than repainting a whole wall – saves real money over a few years.
Best Time of Year to Paint in Tyger Valley
Interior work here is genuinely year-round, which is one advantage of a mostly indoor property mix. The only real seasonal constraint is ventilation: in winter, with windows shut against the rain and cold, water-based paint takes longer to dry and cure. Allow more time between coats in June and July than the tin specifies, and run air movement through the space.
Exterior work on the apartment blocks and office facades follows the same rule as everywhere else in the Northern Suburbs: October to April, with February to April the most settled stretch. The added complication at height in this node is wind, which limits spray application from November through February.
- Retail and office interiors are best done over December and January when many tenants scale back, or across long weekends
- Winter interiors are fine, but plan for slower recoat times and keep mechanical ventilation running where windows cannot be opened
- Apartment blocks should schedule exterior work for October onwards, so the job finishes well clear of the winter rain
- Avoid painting occupied offices in the two weeks before financial year end. It is the single most common source of access disputes we see
- For tenanted apartments, a two-bedroom interior is comfortably a three to four day job if the unit is empty, and closer to a week if it is not
Which Paint to Use in Tyger Valley Apartments and Offices
Everything indoors should be low-odour and water-based. Plascon Velvaglo is the standard choice for doors, frames and skirtings because it gives an enamel-like finish without the solvent smell, and a space can be reoccupied the same evening rather than three days later. Traditional solvent enamel has no place in an occupied apartment block.
For walls, sheen level matters more than brand. A low-sheen or velvet finish is the right call in apartments and offices: it takes cleaning, resists the marks that corridors and lift lobbies collect, and it touches up more predictably than flat matt. Reserve true matt for ceilings.
- Apartment walls: a washable low-sheen such as Plascon Double Velvet or Dulux Luxurious Silk, which survives wiping without burnishing into shiny patches
- Doors, frames and skirtings: water-based enamel. It stays white rather than yellowing, and it does not force the tenant out of the flat for days
- Lift lobbies and corridors: a durable acrylic in low-sheen, and keep a record of the exact colour and batch for touch-ups
- Office interiors: consider a scuff-resistant coating on corridor walls, where trolleys and furniture do most of the damage
- Bathrooms and kitchens: a moisture-resistant acrylic with a mould inhibitor, particularly in flats with poor extraction
- Exterior facades: a premium acrylic on plaster, and check whether the body corporate has a registered colour scheme before choosing anything
