Painting a Let Property Is an Economics Problem
Boston has a high proportion of let property – student accommodation near the campus, semi-detached houses split into units, and older flats. The painting question for a landlord is not really about aesthetics. It is about how much you spend per turnover, how long the finish survives a tenancy, and which surfaces actually affect what you can charge in rent.
The honest answer is that the money is best spent on walls and finish quality, not on colour or feature work. A washable low-sheen in a neutral tone can be cleaned between tenancies for three or four cycles before it needs repainting. A cheap flat matt in the same room looks identical on day one and is unrecoverable after the first tenant, because every scuff is permanent and every touch-up flashes.
Boston Rental and Residential Painting Prices
The ranges below are what we work to in Boston, with the turnaround-focused options that landlords usually want. A full repaint is priced differently from a clean-and-touch-up, and both are worth quoting.
| Work | Priced | Typical range |
|---|---|---|
| Interior walls, 2 coats | per m² | R55 – R95 |
| Wash down and touch up between tenancies | per m² | R25 – R50 |
| Ceilings | per m² | R60 – R100 |
| Single bedroom, walls and ceiling | per room | R2 200 – R4 500 |
| Living room or lounge | per room | R3 000 – R6 500 |
| Kitchen, walls and ceiling | per room | R2 500 – R5 000 |
| Bathroom, moisture-resistant system | per room | R2 000 – R4 500 |
| Bachelor or 1-bedroom unit, full interior | whole job | R7 500 – R14 000 |
| 2-bedroom unit, full interior | whole job | R12 000 – R24 000 |
| Semi-detached house, full exterior | whole job | R20 000 – R42 000 |
Materials and labour included, VAT separate. Fast-turnaround work between lease dates can usually be accommodated with notice.
Run the numbers before defaulting to a full repaint. If the walls were done in a washable finish last time, a wash-and-touch-up at R25 to R50 per square metre may get the unit letting-ready for a third of the cost of repainting at R55 to R95. That only works if the original product and colour were recorded.
Best Time of Year to Paint in Boston
Interior work – which is most of what gets done in Boston – is not seasonal, but the letting calendar is. Around the university intake, demand for painters spikes in December and January as landlords rush to get units ready. If you can bring your turnaround forward into October or November, you will get better availability and less schedule pressure.
For exteriors on the semi-detached houses and older blocks, the standard rule holds: October to April, and ideally February to April when the weather is most settled.
- December and January are the busiest weeks of the year for rental turnaround painting here. Book at least a month ahead if your lease dates are fixed
- A bachelor unit is realistically a two-day job empty; a two-bedroom is three to four. Building a same-week turnaround around that is tight but achievable if the unit is cleared first
- Winter interiors are fine but need longer between coats and open windows where possible. A rushed second coat in July will still be soft when the tenant moves in
- Exterior work May to August is not worth attempting on older Boston plaster, which holds damp readily
- If a unit is empty over winter anyway, that is the cheapest time to get a proper full repaint done rather than a rushed turnaround
Which Paint to Use in Boston Rentals
Specify a washable low-sheen acrylic on all interior walls. Plascon Double Velvet and Dulux Luxurious Silk are both suitable, and the extra cost over a contractor-grade matt is recovered on the first turnover where you clean instead of repaint. This is the single highest-return decision on a rental repaint.
Keep colours neutral and keep a written record of exactly which product, colour code and sheen was used in each room. Landlords who do this can touch up individual walls for years. Landlords who do not end up repainting entire rooms because the patch never matches.
- Interior walls: washable low-sheen in a neutral off-white or light warm grey. Avoid flat matt entirely in a let property, whatever the price difference looks like
- Ceilings: standard matt ceiling paint is fine, since ceilings do not get handled
- Bathrooms: a moisture-resistant acrylic with a mould inhibitor. Many older Boston bathrooms have poor extraction and ordinary paint will spot within a year
- Kitchens: the same washable low-sheen as the walls, so grease can be cleaned off rather than painted over
- Doors, frames and skirtings: water-based enamel such as Plascon Velvaglo. It takes knocks, cleans up, and does not yellow the way solvent enamel does
- Exterior on older plaster: a premium acrylic over a bonding coat. The old PVA on most Boston exteriors is chalking and nothing will adhere without stabilising it first
