What Bellville Walls Are Actually Like

Bellville has one of the widest spreads of housing stock in the Northern Suburbs, and the paint spec changes with it. The single-storey plastered homes off Durban Road and through Bellville North mostly went up between the 1950s and the 1970s, which means sand-cement plaster, steel window frames, and in many cases three or four layers of old PVA that was rolled straight over the last lot. The reason the range is wide is preparation, not paint. Two identical Bellville houses on the same street can be R15 000 apart because one has sound plaster and the other has forty years of chalking PVA that has to come off before anything new goes on.   • Ceilings: a dedicated matt ceiling paint, not leftover wall paint. It flows differently and shows fewer roller marks overhead
  • Doors, frames and skirtings: a water-based enamel like Plascon Velvaglo. It stays white instead of yellowing the way solvent enamel does, and it does not stink the house out for a week
  • Steel window frames: a rust-converting primer on any bare or pitted spots first, then enamel. Painting straight over rust buys you about eight months
