What Bellville Walls Are Actually Like
Bellville has one of the widest spreads of housing stock in the Northern Suburbs, and the paint spec changes with it. The single-storey plastered homes off Durban Road and through Bellville North mostly went up between the 1950s and the 1970s, which means sand-cement plaster, steel window frames, and in many cases three or four layers of old PVA that was rolled straight over the last lot. The flats around the Bellville CBD and Boston are a different job again: concrete soffits, shared stairwells, and interior walls that have been patched more than they have been painted.
The single most common thing we find on a Bellville quote visit is chalking. Rub a hand down a north or west-facing wall and it comes away white. The reason the range is wide is preparation, not paint. Two identical Bellville houses on the same street can be R15 000 apart because one has sound plaster and the other has forty years of chalking PVA that has to come off before anything new goes on. Best Time of Year to Paint in Bellville

- Fresh or newly skimmed plaster: leave it 28 days to cure, then an alkali-resistant plaster primer. Painting green plaster is what causes that patchy, blotchy look a few months later
- Interior walls in living areas and passages: a washable low-sheen such as Plascon Double Velvet or Dulux Luxurious Silk. Flat matt looks good for a year then marks permanently
- Ceilings: a dedicated matt ceiling paint, not leftover wall paint. It flows differently and shows fewer roller marks overhead
- Doors, frames and skirtings: a water-based enamel like Plascon Velvaglo. It stays white instead of yellowing the way solvent enamel does, and it does not stink the house out for a week
- Steel window frames: a rust-converting primer on any bare or pitted spots first, then enamel. Painting straight over rust buys you about eight months
